How long does the application take to
process?
Answer:
The application usually takes 3 to 7
days to process. You will be notified
immediately if you are accepted or denied.
Delays occur when the owners are not
available to review applications.
Question:
What if I need a quick rental decision
regarding my application?
Answer:
Should you need a quick rental decision,
you may write "Please Rush"
on your application. Quick processing
may be provided depending on the office
work level.

Does my spouse or relative need to
complete an application if he/she
does not work?
Answer:
All adults 18 years and older must
complete an application regardless
of marital status, familiar relationship,
income source, employment or any other
criteria.
Question:
Do I need to drive by and view the
property before I can schedule an
appointment to see the interior of
the property?
Answer:
Yes, you must view the exterior of
the property before scheduling an
appointment to see the interior.
Question:
Is my application fee refundable?
Answer: Your
application fee is not refundable
under any circumstances.
Question:
What is the purpose of the application
fee?
Answer:
The purpose is to cover the expenditures
necessary to process the application
such as credit, employment, background,
and reference checks.
Question:
Do I have to pay an application fee
for all the property that I may wish
to apply for?
Answer:
No, the application fee may be used
toward any vacant property under Claviger
management during a three month period.
Question:
Who processes the applications?
Answer:
The applications are processed by
the application administrator. In
some cases the applications are forwarded
to an outside tenant screening service
provider. Once the application is
processed, the application processor
will call you to inform you should
your application be accepted.
Question:
Do you accept co-signers?
Answer:
No, we do not accept co-signers. Our
company is only interested in the
occupants of the residence.

Do you rent to students?
Answer:
An applicant's occupation or source
of income is not relevant to the application
process. All applications are evaluated
in the same manner regardless of occupation.
Question:
How much money do you have to make
to rent the property?
Answer:
You have to make at least 2½ times
the monthly rent. For example, if
the monthly rent is $1,000.00, your
total household income will have to
be at least $2,500.00 per month. There
are lower income standards available
on some modestly priced rentals.
Question:
How do you verify income?
Answer:
If you are employed we need your most
current pay stub. If you are self-employed
we need last years income tax or three
months of bank statements to support
your current income. If you have another
source of income (i.e. retirement,
AFDC, SDI, trust fund, parental, etc...),
you must have reliable documentation.

Can you rent if your parents support
you?
Answer:
You will need to provide reliable
income verification that includes
a letter from your parents and three
months bank statements to verify income.
Monthly income will have to be at
least 2½ times the monthly rent.

How do you select tenants?
Answer:
We evaluate applications by using
a credit qualifying system which assigns
numerical values to the elements of
application information we have found
to be important. These values must
add up to a certain number of points
for you to qualify for tenancy.
Question:
What if I have bad credit or a bankruptcy?
Answer:
Credit is an extremely important element
of the application evaluation. The
effect of your derogatory credit will
depend on the type and amount of derogatory
credit and other qualifying elements
of your application.

What if I have extenuating circumstances
regarding my application?
Answer:
You are welcome to add a letter or
any documentation you may wish to
your application. Information and/or
documentation that clarifies your
situation or credit may be helpful.

Do you accept pets?
Answer:
Pets are acceptable at some properties.
There is an additional $300.00 pet
deposit when a pet is permitted. A
pet application is also required.
Question:
Do you accept tenants on programs
sponsored by Housing and Urban Development
(HUD)?
Answer:
Tenants using HUD programs are acceptable
to some properties. The tenant qualifications
remain the same.
Question:
How many people can occupy a residence?
Answer: Two
people per bedroom are permitted unless
otherwise noted.

Who pays the utilities?
Answer:
The tenant pays all utilities unless
otherwise noted.
Question:
How much does it cost to move in and
when do I pay the security deposit?
Answer:
Once your application is approved,
you have 48 hours to pay your security
deposit and sign a rental agreement.
Security deposits cannot be paid by
personal check but must be paid by
cashier's check, money order, traveler's
check or cash.
Question:
When do I pay my first month's rent?
Answer: You
pay your first month's rent when you
pick up your keys to take occupancy.
Your first months rent payment may
be paid with a personal check.
Question:
Do you have to show identification
when renting a property?
Answer:
Yes, valid photo identification such
as a driver's license, military I.D.,
State I.D., or passport is required
when signing your rental agreement.
Question:
How long will you hold property vacant
once you have approved an application?
Answer:
We usually hold property for one to
two weeks depending on the demand
for the property. Property is rarely
held vacant for more than two weeks.
Question:
Is the condition of the property documented?
Answer:
A check-in list will describe any
damage or extraordinary wear and tear
to the property. The check- in list
is reviewed and signed when picking
up your keys to take occupancy.
Question:
Is the owner planning on selling the
property?
Answer: The
property managers do not have information
on the personal information or plans
of property owners. Only information
regarding property is available and
dispersed.
Question:
Who owns the management company?
Answer:
The company is a corporation owned
by numerous stockholders.
Question:
May I have a six month, one year,
or two year lease?
Answer:
Most rental agreements are for a minimum
lease period of six months. You may
request a longer lease period and
in most cases the lease request will
be granted.
